  • No collection or charged-off accounts with a balance greater than $250 within the past 24 months (deferred student loans and medical collections excluded)
  • No utility collection accounts within the past 24 months
  • No bankruptcies within the past 24 months
  • No rental collection accounts
  • No foreclosures within the past 60 months
  • No felony convictions within the past 120 months (dismissed/acquitted criminal records excluded)
  • Credit Score of 675+
  • Valid Government-issued photo identification
  • Combined gross income of 3 times the monthly rent
  • Verifiable, positive rental or mortgage payment history for the last 24 months

Income Documentation:

Please have at least one of the following forms of acceptable income documentation (screenshots not accepted).

  • Salary/Hourly: Two most recent paystubs from employer or the 2 most recent month’s bank statements (tax refunds will not be accepted as monthly income).
  • Relocation: Offer letter or income verification from the Applicant’s Employer.
  • Self Employed: Previous year’s tax return, 1099, and most current bank statement.
  • Social Security disbursement letters: A disbursement letter from the current year showing monthly amount of statement.
  • Child Support: A court order representing the terms of the proposed assistance.
  • Savings Account: A minimum average ending balance of 3 times the total rent due for the last 12 months.

Guarantors:

In-state guarantors will be accepted for Applicants who do not meet the required rent-to-income. Only 1 guarantor per property is permissible. The Guarantor must complete an application and pay the non-refundable application fee. Guarantors must have a gross monthly income oftimes the monthly rent and meet all other qualifying criteria.
